FIRZT Realty expands into Centurion as buyer demand surges

“There is currently high demand in the R500 000 to R1,3m price range, with peak activity occurring in the R800 000 to R1,1m bracket, which is dominated by first-time buyers under the age of 35. Mid-career professionals aged 35 to 49 are also well represented, generally in the R1,2m to R2,5m category, and bond-financed transactions are the norm here, especially following the recent interest rate cuts.

 

“Meanwhile, luxury lifestyle estates like the Centurion and Blue Valley golf estates, Cornwall Hill, Midstream and Southdowns remain popular choices for high-end buyers, with magnificent four and five-bedroom homes on sale for between about R10m and R40m.”   

 

Kroukamp and Van Deventer say there were almost 6000 home sales in Centurion last year, “so it is not surprising that it continues to attract significant investment from major developers, who are currently building hundreds of new apartments and townhouses in the area as well as family homes in new estates such as Brooklands, Cherry Blossom, Hereford, Heritage Hill, Olive Square Gardens, Rue Vista, Trentbridge, Stoneridge and Willowbrook.

 

“This is a strong signal of confidence in Centurion’s long-term growth prospects, and at the same time, the area has a great sense of continuity, as we’re seeing many second-generation buyers - people who grew up in Centurion, attended local schools, and are now choosing to raise their own families here. That level of connection speaks volumes about the attractions of the local lifestyle.”
